Sustainable Edge of Village Residential Development
We were instructed by a private landowner who owned the garden of his family property and childhood home. His intention was to build one home for himself in retirement and one for his sister (who has medical needs) so they could live next door to their mother who remained in the family home.
We had to minimise the financial risk to the client so carried out pre application advice to gain consensus on the planning issues with the local authority.
The pre application advice stated that the development would not be sustainable, but provided agreement on the issues to be addressed in the application. We considered that the site was sustainable and so proposed an application in outline to minimise the cost to the applicant. We put forward what we considered was appropriate in scale for the site and the village.
We undertook a meeting with the Parish Council who supported the application. On gaining planning policy officer support, the application case officer recommended the application for approval to planning committee, who granted consent.
