Re-development of Traditional Farmyard

We have obtained a planning consent for the re-development of a large traditional farmyard in Suffolk. The proposal was a complex one with heritage assets, contaminated areas, drainage issues and local highways concerns. The farmyard consisted of two ranges of traditional buildings and a range of modern buildings in a B2 industrial use. The planning consent permits the conversion of the traditional buildings into five homes. The modern buildings will be taken down and replaced with new build offices creating a quieter and more attractive rural environment. The planning approval includes the conversion and extension of a grain silo to create a further home. This will provide an interesting and quirky home, in keeping with the sites rural character.
Key to the proposal was good quality pre-application discussions regarding heritage. These discussions agreed the principle of the conversion of non-designated heritage assets. An important part of the proposal was reinstating the historic building layout by re-building collapsed historic barns. This brings back former buildings while increasing the floorspace to make the scheme viable.
Careful work was required regarding contamination and drainage on this complex site to satisfy consultees and to reassure neighbours.
Overall, the application was well received locally and by consultees. The building works will be phased and the planning permission has been designed so that planning conditions can be dealt with on a phased basis.
