Evolution Town Planning were contacted by an established Norfolk Farming Business following their submission of a site for inclusion into a draft local plan. Norfolk County Council Highways Authority then raised detailed concerns on highways issues which we were asked to address.

The deadline to overcome these concerns was imminent and therefore timing was critical.

We swiftly opened discussions with the Council outlining the sustainability of the development site and the proposed improvements that were possible to the highway and footway connections should the site be included into the draft plan.

The inclusion of sites in a draft local plan as a housing allocation means that there is a good chance that it will thereafter be included in the adopted Local Plan. A housing allocation in a Local Plan secures the principle of housing development on a site, as such, subject to a suitable design and layout being submitted, and the necessary supporting documents being included with an application, permission should be granted.

Evolution Town Planning produced a robust detailed statement including plans and supporting documents overcoming the concerns of the Highways Authority and providing further details in support of the overall proposal.  This included the improvements the Landowner would make to the carriageway and footway should development be taken forward which would improve the connectivity across the village for existing and future residents.

Dealing with issues such as these at an early stage often prevents objections later on which could result in the site not being taken forward.

If included in the adopted local plan the development will support the vitality of the village community, provide additional residents who will utilise local facilities, and support local businesses.
