Planning Permission for 66 Homes in Burton Waters

We have been pleased to help a longstanding client with a planning application for 66 homes in Burton Waters, Lincolnshire. Burton Waters is a development on former mineral workings which over the years has been transformed into a marina, housing, and retirement complex with a wide range of facilities.
We have worked with our client for several years obtaining a change in designation for their site from extra care housing, for which there is little demand in the locality, to unrestricted housing; and a local plan housing allocation has also been achieved. This allowed a planning application to be submitted for 66 market homes. The proposed development was highly controversial with many local residents still wanting the site to remain unchanged.
Despite its local plan allocation, the site is complex with the development requiring a cut and fill exercise to lift it out of a flood risk area. This work has an effect on viability and therefore affordable housing has been negotiated to zero unless the viability improves.
We guided the application through the planning committee process which involved two committee meetings and a site visit with significant local opposition. The meetings resulted in a resolution to grant planning permission, which brings the completion of the Burton Waters development a significant step closer.
