Housing on Appeal

Evolution Planning have achieved planning consent for at appeal for 5 homes in Withersfied in Suffolk.
The site was in side a Conservation Area and had design, tree, ecology and flood risk issues. The consent was achieved against strong local opposition. A good consultant team was assembled who were able to prepare a clear case to support the application so that all technical issues were addressed to the satisfaction of consultees and the Planning Inspector. Surface water flooding at the entrance could have been a significant issue. This was addressed by detailed surveys of the drainage on the site and by demonstrating that the development could rectify the flooding. Evolution Planning carried out a sequential and exception test out proving that there were no alternative sites available and that the homes would be safe in the event of flooding.
The design was carefully considered so that the character of the Conservation Area was protected. The site extended back further than the homes along the road, and the creation of a courtyard allowed the whole of the site to be developed with five homes rather than one or two homes near the frontage allowing the owner to maximise the potential of the site whilst delivering good design.
